Soil across the county
The county splits down a soil line: western Kaufman and Forney sit on the same Houston Black clay as Rockwall, while eastern Kaufman near Terrell and toward the Trinity River bottom drifts to sandy clay and sandy loam. A pad or drainage plan that's right in Forney is the wrong plan in east Kaufman, so knowing which side of that line a property sits on is half the job.
Permits & jurisdictions
Forney and Terrell city limits enforce stormwater controls and SWPPP above roughly an acre disturbed, plus driveway permits for new street connections. Unincorporated Kaufman County is looser, especially east of Terrell, but still requires 811 marking before any trench.
