Why it happens in East Texas
Houston Black clay swells when it's wet and shrinks when it's dry, and that movement is hardest on a foundation when water is allowed to pool against it. When the grade falls toward the slab, or drainage was never planned, the clay right under the foundation stays in a constant wet-dry cycle that drives movement and moisture intrusion.
How we fix it
We re-establish positive grade away from the foundation and intercept the water before it reaches the slab. On clay, that means surface grading plus a French drain or swale that pulls water away and carries it to a discharge well clear of the house.
