Why it happens in East Texas
A build-ready pad is more than a flat spot, it has to be cut and filled to engineer elevation, compacted so the slab won't move, and drained so water doesn't undercut it. East Texas soil dictates the method: Houston Black clay needs moisture control and proof-rolling, while the sandier pineywoods soils of Smith and Wood counties compact and drain differently.
How we fix it
We clear the building area, cut and fill to spec, and proof the pad so the slab crew can roll straight onto it, with drainage planned into the pad from the start. On clay we control moisture and proof-roll; on sandy ground we set compaction to the soil so the pad holds.

Clear the building envelope, strip topsoil and organics, and open access so equipment can stage and work.

Cut, fill, and compact
Cut and fill to engineer elevation, control moisture in the clay, and compact in lifts to spec, first-pass grade, not the third.

Drain and hand off
Drainage built into the pad so water exits, and the site left framer-ready for the slab crew.
