Site Cleared & Ready to Build
Whether you're a homeowner staging a new build, a GC scheduling the framer, or a developer rolling lots out across a subdivision, what you actually need is a site that's ready. We deliver that as a single packaged outcome.
How We Deliver It
What “Site Cleared & Ready to Build” Actually Means
Trees felled and brush mulched edge-to-center so debris always has somewhere to go
Stumps ground below grade, not just sawed off at ground level
Debris hauled to licensed disposal or chipped in place, your call at the estimate
Pad rough-graded to your engineer's elevations (or to our standard residential pad spec if there's no engineer in the loop)
Site walked with you at close-out so any punch-list items get addressed before the next trade arrives

Site Cleared & Ready to Build FAQ
Questions about this outcome
- Q01What exactly does "ready to build" include?
- Trees down, stumps ground below grade, debris gone, and the pad rough-graded to elevation, a site the next trade can start on without asking what's still buried. The scope gets written at the estimate so "ready" means the same thing to both of us.
- Q02Why grind stumps below grade instead of cutting them off?
- A stump sawed at ground level is still a stump, it blocks the pad cut, snags the grader, and rots into a soft spot under whatever you build. Ground below grade, the root plate stops mattering and the pad compacts clean over it.
- Q03What happens to the trees and brush?
- Your call at the estimate: hauled to licensed disposal, chipped and left as ground cover where that serves the property, or set aside if you want the wood. Nothing gets buried on site, buried debris is the classic surprise the next owner digs up.
- Q04Do I need engineer drawings before you clear and grade?
- No. With PE-stamped drawings we cut to them; without, we rough-grade to our standard residential pad practice and tell you honestly if your site is one that needs an engineer in the loop before the slab. Most single-lot builds don't.
- Q05How long does it take to get a lot build-ready?
- A typical residential lot, clearing through rough grade, runs days, not weeks, heavier timber or big cut-and-fill extends it. We give the honest window after walking the lot, and we sequence so the site never sits half-done.
- Q06What does site clearing cost?
- Priced per job off a walk: how much is standing, what the stumps are like, the haul distance, and how much grade has to move. Firm number before we start, free estimate, no obligation, see land clearing.
- Q07What if you hit buried debris or an old foundation?
- It comes out, that's the point of the outcome, but you hear about it first: what we found, what removing it takes, and the price, before we proceed. An old slab left under a new pad is a problem we refuse to hand forward.
- Q08How do I know the site is actually done?
- We walk it with you at close-out, punch-list anything that isn't right, and fix it before the next trade arrives. The handoff is the site as agreed, not an invoice and a wave.
